Questions to Ask When Renting an Apartment With a Roommate

When you sign a lease on an apartment, you enter into a legally binding contract, often for six months or more. That means you will have to live at that property for several months, so you shouldn't take the decision lightly. When you and your roommate first view the apartment, ask plenty of questions to understand what is required of you both as tenants.

Lease

    When you go over the lease with the landlord, ask if both you and your roommate can sign as leaseholders. This will give you both an equal stake in the apartment. Understand the lease agreement completely before you sign it. Ask about any special clauses such as visitors, parking or rules the landlord has for his tenants. If the landlord tells you something different from what the lease says, ask him to update the lease.

Fees

    Find out what the start up costs and monthly fees are before you enter into a lease. These items include the cost for the application fee, security deposit and monthly rent. You may want to ask if the landlord will accept two checks, or if you and your roommate must supply a common check. Ask the landlord about utilities -- what is covered in your rent and what utilities you and your roommate are responsible for.

Maintenance

    Ask your landlord who will handle repairs to the apartment. Most state laws require the landlord to make necessary repairs, but may allow the landlord to charge you for certain other minor repairs. If the apartment requires any ongoing maintenance, such as lawn care or pool upkeep, ask the landlord who will handle these obligations. If the landlord charges for any service, ask him to list these amounts in the lease.

Exclusions

    Explain to the landlord any special circumstances either you or your roommate have before signing the lease. For example, if you have a pet, make sure the landlord accepts pets and that he will add a pet clause to your lease agreement. If you have a special circumstance and do not mention it to the landlord ahead of time, you could face a possible future eviction if your actions go against the lease.
