The Requirements for Renting a HUD Apartment
The United States Department of Housing and Urban Development (HUD), offers a program that helps low income families rent public housing. When using the HUD program, your out-of-pocket rent payments won't exceed 40 percent of your monthly adjusted growth income. HUD pays the remaining rent balance. To rent a HUD apartment, meet the income guidelines and follow the procedures necessary to secure housing.
Citizenship & Income
To be considered for HUD housing, you must be a United States Citizen or have eligible immigration status. Your total household income cannot exceed 50 percent of the county's median income level. Seventy-five percent of HUD vouchers must be issued to individuals whose total household income does not exceed 30 percent of the county's median income level. For this reason, the lower your income, the greater your chances of being approved for HUD.
Application
Complete and submit an application for HUD housing. To obtain an application, visit your local Public Housing Authority (PHA). Many PHA offices have online applications available. The application requires information such as names, birthdays and Social Security numbers for all individuals living in your home. You must also enter information about your income, assets, resources and household expenses.
Interview
Complete an interview with a housing specialist. During the interview, the specialist determines whether you qualify for HUD housing. Bring documentation to the interview to prove your total household income, assets and resources. Examples of documentation include paycheck stubs, tax returns and bank statements.
Housing Choice Voucher
A Housing Choice Voucher (HCV) is needed to rent a HUD apartment. The voucher lists the size of the unit you're approved to rent, as well as the rent amount. If no housing choice vouchers are available at the time of your interview, your name is placed on a waiting list. It can take months or years before HUD reaches your name on the waiting list. It all depends on the availability of funds.
Lease Agreement
You must locate suitable housing on your own time. When you find an apartment you wish to rent, ask the landlord whether he rents to HUD tenants. If so, provide the apartment address and landlord information to the PHA office. A representative will inspect the apartment to ensure it's safe and reasonably priced. If the inspection is successful, you and the landlord must sign a lease agreement to begin your tenancy.
