How to Stage Your Home for Tenants
Staging is a very effective way to showcase the great features of a room and let potential renters envision how well the home they are viewing could suit their living needs. When a potential renter is able to visualize her own furniture positioned in the living room and can see her own bedroom furniture arranged in the space, she is more likely to fall in love with your rental property.

Clean the home. Ensure that each living area is thoroughly cleaned, especially the kitchen and bathroom. Make the necessary repairs that could deter renters from renting the home. Clean and vacuum the carpet. Dirt stains and spills are complete turnoffs to potential renters. Wash all dishes and clean off all the counters and appliances. Dust throughout the home.
2Redecorate the bathroom. Place a new set of towels that are classy yet not too trendy. Replace the shower curtain with a new one and keep the design simple and neutral. Add small bathroom accessories that complement the bathroom's wall color and tiles.
3Create additional bedrooms by staging inflatable mattresses in each potential bedroom. Be sure to use bedding that is neutral and appealing to either gender. Remove all large and oversized furniture. Take down personal portraits and artwork. Place only a few pictures on the wall that fit the overall feel and theme of the room.
4Accent the kitchen. Bring in a small rug to match the overall color and theme of the kitchen. Take away counter appliances that clutter. Purchase a small portable island if the kitchen is large enough to house the island. Place a vase of fresh flowers on the counter to present a fresh and inviting kitchen. Stage a small table and chairs in the eat-in kitchen or the dining room. Tenants need to be able to picture themselves in the space.
5Stage the living room to bring out all its features. If you have floor-length windows, accent them with soft-toned window treatments. Use a fireplace as the focal point in the living room. Stage furniture that complements the size and theme of the living room. If there is a fireplace, display only a few items on the mantel.
