How to Get Approved for an Apartment to Rent in Utah
The major cities of Utah rest among the foothills of the Wasatch Range, which creates a stunning backdrop for Salt Lake City, Ogden and Logan. According to the Utah Apartment Association, the state has more than 175,000 rental units and one-third of every household in Utah rents housing, as of 2011. The apartment rental approval process in the state involves two key components: the applicant's credit rating and income. As a result, gaining approval requires some research, planning and patience.
Instructions
- 1
Create a list of the important features you desire in a new home. Include amenities, pets, community features and size. Most important, note the total amount you plan to spend on rent, utilities, cable and groceries.
2Conduct an apartment search by viewing the classified section of "The Salt Lake Tribune," "The Daily Herald" or another local circular. Also visit the Utah Apartment Association's website and select "Renter Resources" and "Property Listing" to conduct a search.
3Execute a search for units that fall at or below your established monthly budget. Create a list of properties of interest that includes the contact information, rental amounts and sizes.
4Contact each apartment complex and request information about the monthly rent, application fee, utilities and deposits. Ask about any annual income or credit requirements.
5Request a current credit report and scores from the three major credit bureaus -- Equifax, Experian and TransUnion (see Resources). You can request one free report annually from each bureau. Otherwise, the cost is approximately $20 for three scores and reports, as of May 2011. Your credit score and income have the biggest bearing on your ability to qualify. Take note of blemishes related to utilities or rentals from the past. If your credit is somewhat damaged, draft a letter that explains the financial situation at the time and how your finances have improved.
6Calculate your annual gross income, which is the amount you earn before taxes. Review your list of apartments and select the properties that meet your income and credit situation.
7Go to each property and request a walk-through and an application. During a walk-through, take note of the condition of the unit, including the paint, carpet and appliances, and the community grounds. Complete applications for units that meet or exceed your expectations. Submit the applications, along with any fees, and wait for a decision.
