Each state or local government establishes the rules for what constitutes rental property and the guidelines to become a licensed landlord, and ensures that your rental property meets the minimum standards. Although DC is not a state, it has its own set of guidelines and licensing that are required to rent your properties.

What is a Certificate of Home Occupancy?

    In DC, a Certificate of Home Occupancy or Certificate of Occupancy is an official document that designates that a building or land is being used in accordance with applicable District guidelines. You will be charged a fee to receive a Certificate of Occupancy and this fee is based on the square footage of the underlying property.

Do I Need a Certificate of Home Occupancy for a DC Condo Rental?

    The DC government requires that you obtain a Certificate of Occupancy if you intend to use your condo for any other use than as your dwelling unit. However, it is not required if you are simply renting a single-family condo. If you have a rental building that has two or more condos, you will be required to obtain a Certificate of Occupancy.

How Do I Get a Certificate of Home Occupancy?

    If you are planning to rent a condo in your building where you have two or more condos located in the District of Columbia, you will need to go to the District of Columbia Department of Consumer and Regulatory Affairs Permit Center and apply for a Certificate of Occupancy. Once you have obtained the Certificate of Occupancy, you must display it in a prominent and visible area so that individuals entering the premises can easily find it.

Required DC Rental License

    Although you will not need a Certificate of Home Occupancy to rent a single-family condo, you will need a One Family Rental License. This allows you to rent out your condo. You will need a Basic Business License for each condo that you wish to rent. Your license is good for two years and will cost $35 for the license fee, $70 for the application fee, $25 for the endorsement fee and $43 per unit for RAO. The technology fee will be 10 percent of the aggregate fee amount.
