A List of Government Housing Grants
The U.S. Department of Housing and Urban Development provides grants to low-income households to ensure they have access to safe and decent housing options. HUD also provides home ownership opportunities to families that have difficulties qualifying for a home purchase, such as low-income households and minorities. You can contact a HUD-approved housing counselor to find out what housing grants are available in your area.
Rental Subsidy Programs
HUD's Public Housing and Section 8 Housing Choice Voucher programs help to lower the rent for qualified low-income families. These programs allow tenants to pay 30 percent of their income toward the rent. HUD pays the remaining portion of the rent. The family's income cannot exceed 80 percent of the area median income, although families in lower income brackets will be given a priority. HUD also provides 20,000 Section 8 vouchers to the Department of Veteran Affairs. These vouchers subsidize a portion of the rent for homeless veterans. The veteran is required to participate in case management services to qualify for a Section 8 voucher.
Homeownership Programs
Section 8 voucher recipients can qualify to convert their rental assistance payments into a mortgage subsidy. To qualify for the Section 8 Homeownership Program, the home buyer must have a steady source of income that does not include welfare benefits. The home buyer pays 30 percent of their income toward the mortgage payment and HUD pays the remaining portion. HUD also provides funding for the Self-Help Homeownership Opportunity Program. Low-income home buyers can qualify to participate in the program to build their own home. They must put in 100 sweat equity hours of constructing their home to be eligible to purchase it. Habitat for Humanity is one of the organizations that administers this program across the nation.
Temporary Assistance
The Homelessness Prevention and Rapid Re-Housing Program provides housing grants to homeless families and those at-risk of becoming homeless. The money can be used to pay for rent, back rent, a security deposit, utility fees, a moving van and other moving expenses. The family's income cannot exceed 50 percent of the area median income. The Department of Veteran Affairs has a similar program for homeless veteran families. Veteran families that have lost a home or at-risk of becoming homeless can get help to pay rent, a security deposit and utility fees. The family can also qualify to get help with child care, transportation and health care. The family's income also cannot exceed 50 percent of the area median income.
Help for the Homeless
In addition to the homeless housing grants already mentioned, HUD provides funding for the Single Room Occupancy program. An SRO is a single unit with a kitchen, or a bathroom, or both. Landlords that spend $3,000 to convert their housing into SRO units for the homeless are provided a project-based rental subsidy. The tenant is responsible for paying 30 percent of his income toward the rent and HUD pays the remaining portion. The rental subsidy can be received for 10 years.
