What to Look for When Renting a Home
Renting a home can be a stressful and daunting task if you aren't sure how to go about it. It is important to know what your needs are, but at the same time, you need to keep your eyes open when looking at properties. Not all houses are safe to rent, and not all landlords are people with whom you want to be locked in to a contract.
First Impressions
Set up a time to meet the landlord at the potential rental home. Pay attention to your first impression of the home and the landlord. Never discount your instincts. Go through each room in the home. Look to see if there is evidence of mice, cockroaches or needed repairs. Take notice of any unpleasant odors, and don't forget to check around the outside of the home. Take time to talk with the landlord to discover his personality. Keep in mind that you will need to have a relationship with the landlord throughout the term of the lease. If the landlord is rude and difficult to communicate with, you don't want to enter in to a legal contract with him.
Up to Code
If the house appears to be in good shape, ask the owner to see the certificate of occupancy. Requesting proof that the home is up to code ensures that you don't have to abruptly move out should someone find out the house is being rented when it has not been approved for renters. You will also want to test all of the smoke alarms and carbon monoxide detectors, and ask the landlord when they were serviced last.
The Neighborhood
Take a walk around the neighborhood if you decide you like the home. Good schools and nearby parks are important if you have young children. Stop by and introduce yourself to the families living in the homes next to the one you want to rent. Ask the neighbors what the best things about the community are, and what are the worst. This information will let you know if the neighbors are friendly, as well as help you make the best decision as to whether to rent the home or not.
The Landlord
Ask the landlord for references, or speak with any previous tenants to determine whether the landlord is quick to address any problems that arise. You want to make sure the landlord will quickly fix your heater if it stops working in the middle of the winter. A fair and kind landlord will treat you with respect during the course of the lease, whereas a landlord with an attitude may end up ignoring your requests.
