What Do Apartment Leasers See When They Pull Your Credit?

During the process of leasing an apartment, you must provide a great deal of personal information to the leasing company. In many cases, the leasing company will run a credit check before you can have the apartment. When running this credit check, the leasing company can find out about your financial situation and your past.

Payment History

    When a landlord checks your credit, one of the items that will be visible is your payment history. This part of your credit history shows whether you have paid your credit card bills, rent, utilities, car payments and any other accounts that you have. If you have made any late payments, it will negatively affect your chances of getting the apartment that you want.

Judgments and Collections

    The landlord will also be able to see information about any judgments or collection actions you have against you. If you have not paid your bills, a collections agency may have been used to try to collect the balance. This information will go on your credit report and will be visible to potential creditors. Any judgments, including a foreclosure or a bankruptcy, will also be visible to the landlord.

Accounts

    The landlord will be able to see the current status of your accounts. This includes how much debt you have in relation to how much available credit you have. If the amount of debt that you have is close to the amount of credit you have, this reflects negatively on you. If you have a mix of credit with no late payments, this can actually help your chances of getting the apartment; it shows the landlord you can handle your money effectively.

Previous Landlords

    As part of the credit check, the landlord may also be able to get information about your previous landlords. If your previous landlords reported your payments to the credit bureaus, this can be accessed by the potential landlord. If your previous landlords have reported any negative items from your past, it may not bode well with the new landlord. The new landlord may also want to contact your old landlords to ask specific questions about you and your history.
