The Pros & Cons of Renting an Unfurnished Apartment
For the property manager, offering unfurnished apartment units instead of furnished units alters the dynamics of the complex. Depending on the complex and area, unfurnished apartments may be the best choice for the property manager. For the tenant, unfurnished apartments are typically less expensive and more plentiful, yet they require more of a commitment.
Tenant Cons
It is more work for the tenant to move into, and out of, an unfurnished apartment. With a furnished apartment, all the large and bulky furniture is already set up, making moving day less work and less expensive for the renter. When renting an unfurnished unit, the renter must purchase or move beds, tables, couches, chairs, desks and lamps. Additional personal belongings, especially large and difficult-to-move items like furniture, tend to tie the owner down, making her less mobile. Purchasing furniture and moving that furniture to a new apartment requires a commitment.
Tenant Pros
When using your own furniture, you have the freedom to choose your own decor and style. If you break a lamp or stain a couch cushion, you don't have to worry about replacing the item for the property manager or risking your security deposit. Unfurnished apartments tend to be less expensive than furnished apartments. If the other apartment units around yours are also unfurnished, those neighbors will probably be more long-term tenants, as opposed to transit neighbors who are constantly changing or weekend tenants who are using the unit as a vacation rental.
Landlord Pros
Renting an unfurnished unit is less expensive for the property manager. There is no furniture to purchase, maintain, repair or inventory. With a furnished apartment, if the only tenant interested in the unit does not want the furniture, the property manager must move and store the unwanted furniture, resulting in an additional expense. Maintaining the apartment is also easier when it is unfurnished, as there is no furniture to move after the tenant vacates, making it easier to perform needed repairs and maintenance, such as painting and carpet cleaning.
Landlord Cons
If the apartment complex is located in a tourist community, where vacation or seasonal rentals are at a premium, an unfurnished apartment unit would not be suitable for this use. Short-term vacation rentals can be more lucrative than full-time rentals.
