Can I Get an Apartment if I Have a Good Rental History & Poor Credit?
Apartment hunting can be a frustrating process: combing through classified ads, clicking through pages of online apartment postings and driving around town looking for signs advertising available apartments. The process gets more complicated if you have poor credit; not all landlords are willing to rent apartments to applicants with bad credit if other, more desirable candidates are applying. A good rental history may help make your application more attractive.
Good Rental History
A good rental history contains several components. Landlords want tenants to pay on time and in full for long periods of time. Moving from apartment to apartment in a short period of time may make you seem like a wayward tenant. Missing rent payments or routinely presenting late rent hurts your rental history. If you've upheld lease agreements, remained respectful of neighbors and taken good care of your rented apartment or home, chances are that you have a good rental history.
Poor Credit
Poor credit may result from a number of factors. Heavy debt loads, missed or late payments, accounts turned over to collections or a bankruptcy filing may all contribute to poor credit. Negative marks typically remain on your credit history for seven years. Low credit scores are within the 580-to-619 range on a scale of 300 to 850. Scores below 580 are considered to be bad credit scores.
Options
With a good rental history, it's possible to find an apartment even with poor credit. Some apartments, particularly units managed by individual landlords rather than property management companies, may not run your credit history at all. Some private landlords rely on their informal personal assessment of candidates when choosing tenants, although this could eventually lead them to legal tangles if rejected candidates seek recourse in court. Other apartment owners may be desperate for tenants and willing to take a chance on candidates with poor credit to avoid having apartments stand empty. You may also negotiate with landlords to suggest that someone with more reliable credit, such as a family member, be allowed to co-sign your lease to assure payment. Offer to pay a larger-than-requested security deposit as further demonstration of your good intentions.

Applicants who have been passed over for apartment rentals because of poor credit histories have the right to review the document, since there may be errors resulting in the poor credit standing. Landlords must also direct applicants to resources where they may take steps to correct the misinformation.
Improving Credit
If necessary, secure a less-preferred apartment while you work toward improving your credit score. Higher credit scores can make it easier for you to compete for better apartments. Make on-time payments for utilities, credit card debts and installment loans to reduce debt and improve payment history.
