Rental Assistance for Low Income Tenants

Everyone deserves to have a roof over their head in a safe area. Unfortunately, many people, especially those living in major cities, cannot afford the high cost of rent in safe neighborhoods. As a result, many people live in unsafe neighborhoods or unfit homes. The U.S. Department of Housing and Urban Development, commonly referred to as HUD, offers several programs to help low-income tenants afford suitable housing in good areas.

Types of Assistance

    The Housing Choice Voucher program gives low-income tenants a voucher they can use to pay a portion of their rent. Tenants can choose any home they wish as long as the landlord accepts housing vouchers. Public housing provides low-income tenants with a safe place to live at a significantly reduced rate. With public housing, tenants will pay a monthly rent based on their income level. Privately subsidized low-income housing works much like public housing. Private owners charge low-income tenants a rental rate based on the tenant's income. In return, the owner receives tax-incentives from the government.

Income Requirements

    To meet income requirements, a tenant must fall into a certain income bracket depending on the median income in his state. HUD reports that a low-income tenant can make no more than 50 percent of the median income in his state to qualify for the housing voucher program and public housing. The Housing Authority approves tenants with the lowest income first. Individual owners set the income qualifications for privately subsidized low-income housing.

Qualifications

    Tenants will need to complete a back ground check before receiving assistance. A caseworker may conduct an in-person interview with the tenant. To qualify for public housing the caseworker will evaluate the tenant's home life and determine if she would make a good fit for a public housing complex. Before renting a home using a housing voucher, the tenant will need to get approval from the landlord. This approval may require a credit check or personal references.

Warnings

    Local Housing Authorities have limited funding available for housing assistance. The Housing Authority will often place tenants on a waiting list or temporarily deny any new applicants to rental assistance programs. Tenants may have to wait several months before receiving assistance. Tenants with an extremely low-income, those with a disability or senior citizens should notify a Housing Authority agent of their special circumstances. Some programs give preference to those who show the most need.
