Meaning of Section 8 Housing

Housing is a basic need, and the government helps provide housing to low-income families through the Section 8 program. With Section 8 help, qualified individuals can get vouchers to help them pay the rent on certain properties. This program is administered on a local basis it helps many low-income people every year.

Section 8 Basics

    Section 8 is a program that runs through the Department of Housing and Urban Development or HUD. HUD gives the funds for this program to local assistance offices. Then individuals can gain access to these funds by applying with a local program. When you qualify for Section 8, you can get a housing voucher. This voucher can be used to pay for part of your rent payment each month for as long as you are on the program.

Housing Vouchers

    Housing vouchers provide the recipient with a certain amount of money that they can use for rent payments only. These vouchers cannot be exchanged for cash by the holder. The vouchers can be given to the landlord of a property and then the landlord is paid by the program. These vouchers only work when the landlord agrees to accept them. You could potentially rent any property with these vouchers as long as the landlord is willing to participate.

Qualifying

    Not everyone can qualify for the Section 8 home voucher program. To qualify for this program, your income must be below 50 percent of the median income in your area. This means that the income guidelines for each area are different. You can contact your local Section 8 program to find out the income limits for your specific area.

Tenant-Based and Project-Based

    The Section 8 program offers two kinds of vouchers to help with rent. Some vouchers are tenant-based while others are project-based. A tenant-based voucher is one that goes with the tenant. If the tenant moves out of the property, the voucher goes with him to the new rental unit. With a project-based voucher, the voucher stays with the property. If the tenant moves out, the voucher stays and can be used by the next tenant to move in.
