How to Get a Landlord to Rent to Me
Though there are legal restrictions that prevent a landlord from discriminating against certain people, the reality is that a landlord does have to choose the best applicant of the bunch. If you have bad credit, are out of work or have other characteristics that may decrease your desirability, you may have trouble renting. When you need to land an apartment, put your best food forward and be upfront about potential issues to convince the landlord that you are the right person for her apartment.

Ask your previous landlord for a recommendation. Assuming you were a quality tenant who took care of the place and paid rent on time, this recommendation -- along with a phone number with which the new landlord can verify the recommendation -- can encourage the new landlord to rent to you.
2Dress nicely when you visit the place. You are making your first impression when you meet the landlord to see the rental space. While you don't necessarily need to wear a suit and tie, you shouldn't show up sweaty from the gym.
3Write a letter explaining any shortfalls in your rental application. For example, if you have bad credit, explain the reason for it; if you're out of work, explain how you will be able to afford the rent.
4Submit a more thorough application. Landlords typically offer the same application for all potential tenants. In addition to this application, include a copy of your credit report, letters of recommendation and your written statement explaining any negative points.
5Offer to have a co-signer or pay a larger deposit. This can ease the landlord's fears that you may break the lease.
6Follow up to confirm your interest. Sometimes landlords don't hear back from potential tenants. Calling to show your interest may put you at the head of the pack.
