Housing Grant Opportunities
The U.S. Department of Housing and Urban Development, or HUD, provides housing grants to low-income families. To qualify for a housing grant, the family must meet income limits that HUD has established for every county in the United States. These income limits are based on the average household income, or area median income, for that county. Call a HUD-approved housing counselor to help you determine if you qualify for a housing grant.
Rental Subsidy Programs
HUD's Public Housing and Section 8 Housing Choice Voucher Program provides a rental subsidy to qualified low-income households. Tenants are able to pay 30 percent of their income toward rent; HUD pays the remaining portion. To qualify for a rental subsidy, the family's income generally can't exceed 80 percent of the area median. Families with income at or below 30 percent of the area median income are given a priority over families with higher incomes. Applicants must be U.S. citizens or eligible noncitizens to receive the maximum subsidy payment.
Homeownership Program
The Section 8 Homeownership Program allows voucher holders to convert their rental assistance payment into a mortgage subsidy. The home buyer pays 30 percent of her income toward the mortgage payment; HUD pays the remaining portion. To qualify for the mortgage subsidy, the home buyer must meet minimum income requirements. The home buyer can't have owned a home in the three years prior to applying for a homeownership voucher. The family is required to attend homeownership counseling.
Temporary Assistance
The Homelessness Prevention and Rapid Re-Housing Program helps homeless families and those at risk of becoming homeless secure permanent housing. Families that are facing eviction can get a grant to pay six months of back rent and an additional 12 months of rental assistance going forward. They can receive money to pay up to 18 months of utility expenses. Homeless families can get money to pay for a security deposit and a moving truck; they can also qualify to receive rental assistance for up to 18 months. A motel voucher can be provided for up to 30 days while the family transitions to permanent housing. To qualify for help, the family's income can't exceed 50 percent of the area median income.
Housing Grants for Veterans
Since 2008, HUD has provided a total of 30,000 Section 8 vouchers to the Department of Veteran Affairs Supportive Housing, or HUD-VASH, program. A homeless veteran can have a portion of his rent subsidized. To qualify for a HUD-VASH voucher, the veteran must lack an adequate nighttime residence. The Supportive Services for Veteran Families Program helps homeless veteran families secure permanent housing. To qualify for help, the family's income can't exceed 50 percent of the area median income. The family can obtain a grant to pay for rent, a security deposit and other moving expenses. The family can also get help to pay for child care, health care and transportation services.
