Housing Assistance in New Jersey
Section 8 vouchers allow the lowest income residents of each state to obtain safe and comfortable housing despite their inability to afford housing. Section 8 recipients get subsidized rent in exchange for complying with all lease terms and paying their portion of the rent on time each month. New Jersey offers Section 8 vouchers through the Department of Public Housing. Homeowners in danger of losing their homes to foreclosure can also receive assistance through the Housing Assistance and Recovery Program.
Housing Vouchers
New Jersey participates in the federal Section 8 housing program. This program subsidizes housing for low-income persons so that they can afford to rent a home. Section 8 participants must find a landlord that accepts Section 8 housing vouchers. In addition, the local public housing authority must inspect potential Section 8 housing and approve it before the tenant can move in. In some cases, the tenant may be able to remain in his current home after being approved for Section 8.
Space Requirements
Section 8 housing must contain adequate bedroom space as well as a living room area. As of 2011, New Jersey requires Section 8 housing to have one bedroom per person except for married couples and people of the same gender. Children over the age of seven should also have their own bedrooms rather than sharing a bedroom with another child of the same gender.
Eligibility
Families must make less than 50 percent of the median income in the New Jersey city nearest to them in order to qualify for Section 8 housing. Seventy-five percent of assistance must go to the lowest income families -- those families that make less than 30 percent of the median income for the city where they choose to live. New Jersey's Public Housing Department helps families on a first-come-first-served basis; families may be put on a waiting list if there are more needy families ahead of them or there is no Section 8 housing available.
Housing Assistance and Recovery Program (HARP)
The New Jersey Housing Assistance and Recovery Program, or HARP, helps people who are in foreclosure keep their homes. Through this program, an eligible sponsor purchases homes about to go into foreclosure and sells them back to the homeowner at reasonable prices so that the homeowner can remain in the home. Eligible homeowners must have lived in the home for at least one year prior to applying for help from HARP, make less than 120 percent of the median income for the area and be in immediate danger of foreclosure.
