Can You Apply for a Subsidized Apartment If You Have an Apartment on Your Credit?
Subsidized apartment rentals allow low-income families to afford a decent and safe place to live. You must meet the outlined income limit level and other requirements to be eligible for subsidized housing. Subsidized housing administrators typically do not check credit to determine your eligibility; if it is found that you are providing inaccurate information to obtain a housing unit, however, you are committing fraud and may be subject to penalties, fines and possibly jail time. Rental assistance programs help families most vulnerable to increases in daily cost of living expenses.
Income Limits
Federally-assisted housing units are only available to low-income families. The U.S. Department of Housing and Urban Development, or HUD, establishes the income limit levels for every county in the country based on the average household income, or area median income. This is why income limit levels will vary depending upon the county you are applying for housing in. The low-income limit level is 80 percent of the area's median income. More densely populated areas may restrict housing units to families with income at or below the very-low income limit level, or 50 percent of the area's median income.
Application Process
The rental assistance application asks for your name and all the occupants names who intend on occupying the apartment. You need to provide social security numbers for every household member. You will also need to input the the total household income. The application asks for you to sign that the information within is true and accurate. You will need to provide supporting documents to verify the information. You will need to provide copies of pay stubs, identification cards, birth certificates and social security cards. The housing administrator will run a criminal history screening of all adult household applicants. If anyone is found to have a drug-related criminal history or lifetime sex offender registration, your application for admission will be denied.
Leasing Requirements
You must sign a leasing agreement that outlines your responsibilities for the rent and HUD's responsibilities for rent. Subsidized housing programs allow the tenant to pay 30 percent of their income toward rent and HUD pays the remaining portion. You pay your portion of the rent directly to the apartment manager or property owner. The amount of monthly tenant rent is calculated after deducting allowances for dependents and seniors.
Program Compliance
On an annual basis, you must re-certify your income and any changes to your family composition. If your income increases, your rent will adjust to reflect the change. HUD conducts an annual inspection of your unit. This is to ensure that both you and your apartment manager are maintaining the condition of the unit. Once you vacate the unit, you must provide a 30-day notice and forwarding address to get a refund of your security deposit. Any expenses incurred from repairing damages to the unit deducts from your security deposit.
