When you have been evicted once by a landlord, the task of getting another apartment is daunting. Who's going to rent you property when clearly there is evidence you're an unreliable tenant? Many landlords, however, may be willing to give a second chance to a tenant who can show proof that circumstances have changed.

Meet your landlord with proof of your income to persuade him that you can afford rent. A pay stub or bank statement showing a decent balance with evidence of income will definitely persuade many landlords to give you a chance. Explain the circumstances under which you were evicted. Tenants are evicted for many reasons, with failure to pay rent being the main one. Proving you now have reliable income is one way you might be allowed to sign a lease.
2Allow your landlord to charge you a higher deposit in exchange for the risk of offering you a lease. Bad rental history comes with a price. It is only reasonable that the landlord protect himself from potential loss by charging you a slightly higher deposit, provided there is a provision of a refund if you honor your lease.
3Find a cosigner willing to help you rent an apartment. Many landlords are willing to extend a lease to you with a cosigner who has either a good rental history or credit. You can also use a guarantor, if anyone is willing to vouch for you. Once you honor the lease satisfactorily, it gives you an opportunity for departure from your previously unsavory rental history. With a clean break from your past, you'd be allowed to rent any apartment of your choice in the future.
4Pay off all outstanding rental debts to your previous landlord. Your landlord may have taken you to collections, and if that is the case it is going to reflect on your credit report. You have to clear that from your credit history before seeking to lease an apartment. Many landlords won't let you sign a lease with outstanding debts from your previous lease. You have to settle that to even have any clout when negotiating a new lease.
5Look for properties that work with tenants with evictions. Such properties are found in many cities. You can use the Internet to find an apartment with flexible conditions, including taking in tenants with evictions. You can also use the service of an apartment locator. They usually have a list of landlords willing to take a tenant under your circumstances.
