How to Add Someone to a Lease in Tennessee
Each state has their own laws when it comes to drawing up a lease in order to protect both the landlord and the tenant. Tennessee, for example, prohibits tenants from authorizing any changes to the rental agreement after it has been made. A Tennessee landlord can, however, adopt new rules or regulations in regard to the tenant's use of the property, including adding another individual. These changes are then reflected in an amendment.

Require the individual seeking to be added to the lease a rental application. Use this application to perform a background check on the prospective tenant. This is not required in Tennessee, but it will let you know whether the individual is likely to be an excellent addition, or a potential problem tenant.
2Review the original lease with the individual if you like what you see on the rental application. If he does not agree with the lease terms, you may opt not to add him to the lease. If he does agree, give him a copy of the original lease for his records.
3Purchase a "Tenant Change Amendment" form from your local office supply store, or print one out from EZ Landlord Forms (see Resources). All Tennessee Real Estate Agents that handle rentals will also have this form if you prefer to ask them for one.
4Fill out the form with the date, current tenants names and the name of the new tenant. Require all parties sign it so that it is clear that everyone is in agreement with the change.
5Make a copy of the amendment for each party to attach to the back of their lease.
