Fact Sheet for Subsidized Housing Income Limits for Minnesota

Looking for a place to live in Minnesota can be disheartening if you can't afford a decent rental. However, the federal government offers a program for those with very low incomes to be able to afford homes for their families. To qualify for this subsidized housing in Minnesota you must meet the requirements for certain income levels established for each county in the state.

Eligibility

    To determine your eligibility for subsidized housing in Minnesota, visit the closest PHA in your county. Each area may have different income limits. However, in general, you may qualify for housing subsidies if you make 50 to 60 percent of the median income for the area. If you make 30 percent of the median income, you have a better chance at obtaining housing vouchers because HUD requires 75 percent of new recipients to be at that level or lower. In Minnesota, child support must be counted in your income calculations, but your assets are not taken into account.

Income Limits

    The Minnesota state income limits for a family of four range from $21,850 to $58,300 based on the average median family income in the state. Each county PHA income limit varies, but 2011 annual limits for a family of four range from $29,600 to $50,400, depending on where you live and your qualifying level. Your portion of rent and utilities generally cannot be more than 30 percent of your net income or 10 percent of your gross income, whichever is larger.

Housing

    To find decent housing to rent with your subsidies, you can use the list on the HUD website or find a home that you can afford and that meets the requirements established for the size of your household. Ask the landlord if it is approved as qualifying housing in the program. If it isn't, the landlord can apply and prove that it meets certain health and safety standards. You need to complete an application with the landlord and a background check will be performed. The lease agreement is signed by you and the landlord, and it must meet the standards of your PHA office. You will pay the security deposit, but it must not equal more than the market rate and the amount charged to other tenants.
