What Do I Need to Rent an Apartment?
Whether a potential renter is looking for her first apartment or is simply seeking a new apartment, there are a number of things that the potential renter will need before moving in. Though money is an obvious need, the amount of money will vary greatly and may be surprisingly high. By understanding the expenses and other necessities of renting an apartment, those looking for an apartment can increase their odds of success.
Money
Renters need more cash than just to cover the monthly rent. When applying for apartments, the apartment manager may require that renters pay as much as three times the monthly rent amount. This amount will cover the first and last month of rent on the lease, as well as a security deposit. At times, the amount required to move in is negotiable. Renters may also need security deposits to have electric, water and other utilities turned on in the apartment. Apartment managers may also charge a fee for checking the renter's employment, credit and criminal background.
Proof of Income
In addition to cash in hand, most owners or managers will want to make certain that a potential renter can pay the rent each month. Apartment applications will likely request information on the renter's amount and source of income. Many apartment managers will check this information with the employer or other income source for accuracy. Some managers require a certain income level relative to the rent. For example, a manager may require that an applicant have three times as much monthly income as the monthly rent amount.
Credit or Cosigner
A potential renter will also need to have a good credit history. Rental managers require a good credit history from applicants as a way to reduce the risks of having tenants that fail to pay their rent. If an applicant has bad credit, the manager may require that the applicant has a cosigner that will guarantee the rent if tenant can not or will not pay. Some apartment managers require references from previous landlords in place of or in addition to a credit check.
Identification
Apartment managers will want to see positive identification of a renter. Managers need to see identification to assure that the rental contract is legal, as well as to properly identify the applicant when doing a background check. Managers typically request two forms of identification such as a state issued photo identification -- driver's license -- and another form of identification -- Social Security card, birth certificate, etc.. Persons with conflicting names on the identification because of legal events, such as marriage or divorce, may need documentation proving the proper name.
