How to Put a Rental Home on HUD

The U.S. Department of Housing and Urban Development (HUD) offers a program called the Housing Choice Voucher Program, or Section 8. The program subsidizes the rental payments for families in need. If you own property and want to put your rental home on the HUD Section 8 program, there is a certain protocol you must follow. The procedures are the same in every part of the country. Your public housing authority works with HUD to facilitate the process.

    Contact your local public housing authority expressing your interest in making your rental home available for the Section 8 program. The agency may tell you to advertise your property with such phrasing as Section 8 welcome or taking Section 8 vouchers.

    Meet with prospective tenants who are approved for the Section 8 program. The housing department only qualifies applicants based on financial need. You must screen potential tenants as you normally would for renting your home.

    Fill out the tenancy approval packet the potential tenant provides. The packet requires basic information about you and your property, such as number of bedrooms and bathrooms. You must also list the amount of rent you are charging for the property. Both you and the tenant must sign the paperwork.

    Schedule an inspection for the home after the rental price is approved. The housing department requires the rent be a fair market fee for your area, before they will schedule an inspection. If the housing department says the rent is too high, you can either adjust the rent or discontinue the approval process.

    Make any changes or repairs to the property the inspector requires. It may be as simple as installing a handrail or fixing a screen. You have 30 days to make the repairs necessary for the home to be approved for Section 8.

    Schedule a re-inspection, if necessary. Once the home passes inspection it is classified as approved for the Section 8 program. Your housing department will conduct a yearly inspection as long as your home is in the program.
