How to Include Rent Increase in a Virginia Lease
The relationship between tenants and landlords is a legal agreement between the two parties called a lease agreement. The lease agreement not only specifies the term of the lease, the amount of rent and the security deposit, but usually includes a number of other clauses having to do with additional roommates, pets, repairs, condition of the property and others. Most leases specify a rent amount due monthly, quarterly or annually for the term of the lease; however, some leases, especially long-term ones, specify rent increases over time -- a rent increase after 18 months in a three-year lease, for example.

Purchase a standard Virginia lease agreement form or prepare your own. State and local laws govern the tenant-landlord relationship, and while most state laws are similar, there are enough differences that it is important to use a lease agreement that is specifically designed under Virginia law.
2Fill in the section for rent amount in detail, listing the initial rent amount and all rent increases over time. Do not just write the amount with slashes or the like. Specifically note that the rent is variable over time and the amount and time of each rent increase.
3Notify your tenant at least 30 days in advance of an upcoming rent increase. Virginia law requires landlords to give tenants a 30-day notice of a rent increase when a lease is expiring, and this logically applies to rent increases within the term of a lease as well. You must provide this notice of an impending rent increase in writing.
