FHA & Section 8
The U.S. Department of Housing and Urban Development funds a number of programs designed to ensure proper housing for low-income families and to stimulate development in urban areas. The housing choice voucher program, better known as the "Section 8" program, helps individuals and families with financial need to afford rental housing. Other programs, such as a loan program sponsored through the Federal Housing Administration, assists eligible people in purchasing a own home.
Assistance Programs
The mission of HUD is to build strong communities and ensure affordable housing for all. To accomplish this, HUD offers a number of assistance programs to aid in securing housing, making general home repairs and performing major renovations. These programs are funded either directly through HUD or through subsidiary agencies such as FHA. Though federally funded, these programs are administered at the state and county levels to ensure that they meet the needs of specific local communities.
FHA Loans
FHA assists homeowners in securing low-rate mortgages to purchase homes that meet FHA requirements. This assistance is typically federal mortgage insurance, which guarantees lenders that they will be repaid and assists those without perfect credit in securing a low interest rate. FHA loans can also be used for home repairs; those buying a house with the intention of fixing it up can borrow money for both the home itself and the necessary repairs, provided they will live there..
Section 8 Vouchers
Section 8 vouchers are designed to help low-income families, disabled individuals and the elderly afford rent. Section 8 assistance is based on household income. Section 8 vouchers are accepted by a number of landlords, allowing recipients to live where they want to; they do not have to live in public housing communities.
Qualifying for Assistance
Qualification for HUD-funded assistance programs must be done at the local level. FHA loans and mortgage insurance is applied for through FHA-approved lenders and is subject to approval based on your income, assets and credit score. Section 8 vouchers are applied for through the public housing authority for your county and takes your household income and assets into consideration, comparing it to the median income for the county. Section 8 applicants may be placed on a waiting list, and may not be able to apply if the waiting list is full.
