Tenants' Responsibility With a Furnace

Landlords generally have to take care of repairs and maintenance in a rental unit, including those relating to a furnace. The tenants' responsibility when it comes to a furnace in the rental unit depends on the lease agreement. Tenants usually have to be responsible for daily cleaning, but they may also have to carry out regular maintenance.

Cleaning

    Dust, dirt and other debris may get stuck in a furnace vent or ductwork. As a result, the furnace may stop working. Depending on the lease, the tenant may have to clean the furnace regularly to minimize the build-up of dust and dirt. Brushing the vent openings with a broom can often remove enough dust to allow the furnace to function as normal. The landlord may also arrange professional cleaning for the vent and bill the tenants. Tenants usually don't have to clean the ductwork because it is often inaccessible.

Changing the Filter

    Debris can also accumulate in the furnace filter, restricting air flow to and from the furnace. Depending on the lease agreement, the tenant may have the responsibility to clean and replace the furnace filter. A furnace filter has to be cleaned once or twice a year. If cleaning does not remove the debris, the tenants may have to replace the filter with a new one. The lease agreement may also specify the landlord as the person responsible for changing the furnace filter.

Repairs

    If the furnace in a rental unit breaks down due to reasons other than the tenants failing to do the tasks that are under their responsibility, the tenants can request the landlord to carry out repairs. Heating is a necessity in cold areas, so a furnace breaking down may count as an emergency. As such, the landlord may have to fix the problem within the time frame set by the housing authority for emergency repairs.

Considerations

    The lease agreement may require that the tenants change the oil in the furnace regularly to keep the fire burning. If the furnace fire dies, the tenants may have to restart it or pay for a professional to restart it. The lease agreement may also specify that the tenants have to replace the furnace air filter with a new one at the end of the tenancy before moving out. In such a case, the landlord may be able to deduct the cost of a new air filter if the tenants fail to do this.
