How to Get a Cosigner to Lease an Apartment
Getting a cosigner for your lease agreement may be the only way that you will find a rental if you have credit issues. Finding a cosigner is tricky due to the responsibility involved. The cosigner not only signs the lease agreement and provides the landlord with his personal information -- he accepts the job of paying the rent if you default. If your cosigner does not make the rent payments, the landlord can sue both of you to recover the funds.

Request help from someone whom you trust, such as a close friend or a relative. A person with whom you have a relationship is more likely to take a chance as your cosigner.
2Give assurance of your intent and show financial proof of your ability to pay the monthly rent. A potential cosigner may express hesitation because of the level of responsibility. Put his mind at ease by volunteering information about your present income or employment situation to demonstrate your ability to afford payments.
3Provide a reason for past credit issues. The cosigner may inquire about your inability to qualify. Give an honest answer and expound on the reason. For example, a previous employment layoff may have stopped you from keeping up with your bills, or a prolonged illness may have prevented your from working.
4Talk with the cosigner about his credit rating or credit status, to assess whether or not he is a good choice. For you to qualify for a rental, your cosigner must have a good credit history. Delinquent accounts and other derogatory information on the cosigners reports can trigger a denial from a landlord.
5Submit, with your rental application, all information required of the cosigner. After finding an apartment and a landlord who accepts cosigners on leases, complete the rental application. Include your cosigners name, address and Social Security number. Provide employment and income information for yourself and your cosigner.
6Arrive at the rental office with your cosigner to review the agreement. After reviewing the lease and agreeing to the terms, both you and your cosigner will sign the agreement. Keep a copy of the agreement and make a copy for your cosigner.
