How to Figure Out How Much Rent to Charge a Roommate
Deciding how much to charge a roommate is almost as difficult as making the decision to open your home up to someone else. If possible, write a rental agreement that specifies what expenses your roommate is responsible for and when he should pay his rent. If your roommate is renting half of your space, you can split the rent and other expenses evenly between you. However, if he is renting a room, you must decide on an equitable way to divide the expenses.

Determine the square footage of your home. Ask your landlord what the total square footage is if you rent your home. Calculate your square footage by multiplying the width by the length of each room if you own the home and do not know how much space you have. For example, if a room measures 15 by 10 feet, it has 150 square feet. Add the square footage of all of the rooms to determine the total.
2Measure the room your roommate is going to rent. Multiply its width by its length to calculate its space.
3Divide the square footage of the common areas of your home such as your living room and kitchen by 2. For example, if your living room and kitchen total 400 square feet, your roommate's share of these spaces is 200 square feet.
4Total the square footage to calculate the amount of space that your roommate is responsible for rent. Using the above examples, your roommate has responsibility for 350 square feet.
5Divide your roommate's space by the total square footage in your home. If your home has 1,500 square feet, divide 350 by 1,500 to determine that your roommate is responsible for 23.33 percent of the rent. If you pay $900 in rent, multiply 900 by .2333 to calculate that your roommate's share is $209.97.
6Multiply the percentage by the rent you pay. For example, if your monthly rent is $800, your roommates share is $186.67 per month.
