How to Add a Guarantor to a Lease

Adding a guarantor, or cosigner, to a lease is typically a straightforward process. Landlords and property managers perform the same types of checks of the guarantor as they do of primary tenants. This process often involves a review of the guarantor's credit history and verification of his income. If the guarantor meets the landlord's qualifications, he is then permitted to cosign the lease.

    Talk to the landlord or property management company and ask if adding a guarantor to a lease is a possibility. If it is, ask for a guarantor application.

    Give the application to the person who is willing to cosign your lease. He will typically have to provide identity information, such as name, date of birth and Social Security number as well as information about his employment.

    Send the application to the landlord or property manager. If there is an application fee, submit it along with the paperwork.

    Wait to hear whether the property management company or landlord approves the application. If approved, set an appointment so that you and your guarantor can sign the lease.
