Help With Rent Assistance
The U.S. Department of Housing and Urban Development provides help with rent to low-income households. These rental assistance programs help to ensure that low-income families have access to safe and decent housing options. Seniors and people with disabilities also qualify for these programs. Contact the local housing authority to find out if a rental subsidy is available and how to apply for help.
Public Housing Program
HUD's Public Housing program provides rental subsidies to multifamily housing units. To live in an assisted housing unit, the family's income typically cannot exceed 80 percent of the area median income. The family is responsible for paying 30 percent of their income toward the rent. HUD pays the remaining portion. Local housing authorities administer the Public Housing Program. Applicants must be U.S. citizens or eligible non-citizens to qualify for an assisted housing unit.
Section 8 Housing Voucher
The Section 8 Housing Choice Voucher Program is similar to Public Housing's rental subsidy program. The tenant is responsible for paying 30 percent of their income toward rent, however, the rental subsidy is not tied to the housing unit. The tenant has the option to live in a conventional rental unit in a neighborhood of choice as long as the landlord accepts a voucher payment for rent. HUD's goal in implementing the Section 8 Housing Choice Voucher is to integrate low-income families into mixed-income rental housing. The housing authority is responsible for determining the tenant's rent and paying HUD's portion of the rent to the landlord.
HUD-VASH Voucher
HUD has created a partnership with the Department of Veteran Affairs to provide 20,000 Section 8 vouchers to homeless veterans. HUD subsidizes a portion of the veteran's rent. The veteran must lack an adequate night time residence such as a shelter or public place. Veterans with mental illness, physical disabilities or a history of substance abuse are the best candidates for the program since case management services are required to receive a rental subsidy. The veteran's family is allowed to reside in the assisted unit as long as he maintains his eligibility requirements.
Homelessness Prevention and Rapid Re-housing Program
This program was funded under the American Recovery and Reinvestment Act of 2009. Homeless families or those at risk of becoming homeless can get temporary help to secure permanent housing. Families facing eviction, foreclosure or a financial hardship are eligible for help. The money can be used to pay for rent up to 18 months. The family can also get help with paying for security and utility fees, and other moving expenses. The family's income cannot exceed 50 percent of the area median income to participate in the program.
