Do I Have to Keep the Utilities on After I Vacate My Apartment?

Do I Have to Keep the Utilities on After I Vacate My Apartment?

Unfortunately, you can't just move out of your rental when your lease ends. You'll have several things to take care of before you move to minimize problems between yourself and your landlord. You'll have to schedule a move date, conduct a walkthrough and decide what to do with your utilities. Whether you cancel your utilities or keep them on depends on your lease and your agreement with your landlord.

Basics

Each state maintains a set of landlord and tenant laws. These laws cover every aspect of renting, including how to handle moving out of a rental property. Both you and your landlord must abide by these rules. Most landlords include a section on utilities and lease terminations in the written lease agreement. You should read your lease to see what actions the landlord wishes you to take before moving out.

Handling Utilities in the Landlord's Name

Some landlords chose to keep the utilities in their names or their company's names, and charge their tenants for usage each month. If the landlord handles your utility account, you do not have to turn off the utilities before moving out of your rental. You should request that the landlord provide you with an itemized bill for the last month of service, showing how much you used and what you owe. This will ensure the landlord does not overcharge you for services, or charge for you usage when you did not actually live in the property.

Handling Utilities in the Tenant's Name

If you opened a utility account in your name when you moved into the property, you must cancel the account or transfer the utilities to your new place before you move out. Otherwise, the utility company will charge you for usage, such as your landlord showing the property, or usage by a new tenant. Notify your landlord that you plan to end the utilities and provide him with a cutoff date, so he can turn the utilities on in his name in time to show the property to new tenants.

Tips

You will have to pay your last month's utility bill after you cancel your account. If you transfer your services, your utility company may charge you a fee to start services at your new home. Check your utility bill carefully. Dispute any charges for usage made after your moving date with either your landlord or the utility company directly, depending on who handles the account.
