Can You Rent an Apartment With No Credit?
When you apply to rent an apartment, the landlord is likely to do a credit check. It is one of several standard operating procedures in a landlord's arsenal. If your credit report comes up empty, it will raise some questions. What the landlord does next is entirely up to him, but if you meet the situation upfront and offer alternatives, you may still get the apartment.
Credit Report Purpose and Standards
A landlord pulls or asks for a credit report before making a decision on tenancy in order to form an educated opinion about your creditworthiness and the likelihood that you will make regular and timely rent payments. She may adopt a standard that applicants must meet, such as not having any late payments, not having any bills in collection, having a positive credit history with at least one creditor and so on. So long as the landlord does not base her standards on an area prohibited by federal, state or local law, such as on race, gender or familial status, she can set whatever standards she likes. It is, after all, her property. She is not legally obligated to tell you what her standards are, although she must notify you of your right to a free credit report if she denies you tenancy based on something in or lacking on your credit report.
Face the Issue Head-on
Before you rent an apartment, whether it's your first or fifteenth, you should pull a credit report on yourself to look it over. If there are mistakes, you can get them corrected before a landlord or creditor pulls the report. If there's a legitimate problem with your credit, you will be in a better position to explain it. If you have a little time before you intend to rent, go out, or go online, and apply for a credit card. If you bank at a credit union, that is definitely where you should go first: you already have a track record there and credit unions are often small enough for you to personally speak with a bank officer about your application. If you're ready to look for an apartment now and don't have any credit, don't wait for the landlord to be surprised. Note on the application you haven't got any credit and attach the scant credit report. If you have a good reason, such as just having graduated from school and left home or just immigrated to the country, put that down too. The landlord will appreciate your forthright manner and it will save him some time.
Offer Alternative Records
Maybe in college you paid the phone bill. Track down your payment records and attach them to the application. If you've ever taken out a personal loan, include those records as well. They may be enough, along with your employment record and a reference from your boss, to overcome your credit issue and be approved for the rental.
Offer a Co-Signer
If your landlord still isn't willing to take a risk on you, you have two options left: find an apartment that doesn't require a credit check or ask about using a co-signer. A co-signer is a person who agrees to take financial responsibility for the rent. A parent is an appropriate co-signer for a recent grad. A brother who owns a house might make a good co-signer for a recent immigrant. The co-signer will have to fill out the same rental application you did and allow a credit report to be pulled. She may have to sign either the lease or an addendum spelling out her liability for the rent if you don't fulfill the terms of the lease.
