Things to Look for When Renting a Home

In a downturned economy, many homeowners rent their homes out instead of putting them on the market. That's good news for renters who may choose from a wide variety of competitively priced homes. It's important to do your homework when looking at a prospective rental house; there may be physical reasons to pass on a rental as well as other factors that are not visible.

Safe Neighborhood

    If the nicest house on the market is in a questionable neighborhood, you may not feel safe. If a house you like may be in an area with a high crime rate, drive around the neighborhood and see how other homes are protected -- or not. If every house has bars on the window, locked fences or "Beware of Dog" signs on their gates, chances are crimes have prompted the neighbors to be defensive.

Mortgage is Current

    If your rental house has a mortgage, it is important to know whether the homeowner is current on payments. If he is not, you could be the unwitting victim of lock-out if the house goes into foreclosure, even though you pay your rent on time. Be honest with the landlord and tell him this is a concern. Ask if this is a possibility with the home you are looking at, and hope he's honest about his mortgage.

Utilities and Yard Maintenance

    Utilities can be expensive when living in a rental home. The cost difference between renting an apartment and renting a house can be startling. If you have a large lawn to keep green, the cost of the water to do so is usually the renter's responsibility. Find out whether the gardener is paid for by the landlord. It can be a burden if you do not like to work in the garden. Ask if the owner pays for sewer and trash; it can add extra charges on your utility bills if he does not.

Air Conditioning and Heat

    The room temperature of your house is important. You must have a good working source of heat in the winter and, ideally, air conditioning in the hot summer months. While air conditioning is not mandatory, it makes living in hot climates tolerable. Keep in mind that air conditioning also increases your utility bills, but you may not have much choice.

Lease Duration

    If you want to start a new family in your rental home or are starting a new job in a new town, look for a lease period of at least 12 months. Ask your landlord if he will consider a longer lease term. It is usually easier on the landlord to have a home leased out for a longer period, and he may reward you with a better price on rent.

Size of House

    Look for a home that will fit your furnishings. If you have a lot of belongings, you will need plenty of storage space. Choose a home with a garage if you have nice cars that you want to protect, or a workshop that you want to build.

Other Considerations

    Draw up a checklist of things you want in a home. Divide the list into "Wants" and "Needs." Compare rental homes and match them to your budget. When you inspect the house, look for signs of rodent or pest infestation, or damage to hardwoods, walls or appliances. Ask the landlord who will complete repairs around the house.
