Whether you need to rent your home fast because you have purchased a new one and don't want to pay two mortgages each month, or you just need someone to cover your mortgage and utilities while you spend your winter in a warmer climate, there are many things you can do to get your home rented out faster. Just make sure you do thorough background checks, including checking references from previous landlords, on your prospective tenants. First things first. Before you advertise your rental home or invite anyone to a viewing, it's critical that you take care of the details. Renters generally do not want to move into a home that looks like it needs work. Touch up the paint, replace any broken or nonfunctioning appliances and fixtures and make sure the property is clean -- even the yard.One thing that can scare many potential tenants away is a home that looks like the landlord doesn't care what shape it's in. Explain all the features, post the rental price clearly (to avoid wasting your time with unqualified inquiries), and explain what is and is not included in the rent. Pictures are a must in today's competitive rental market. Alternatively, you can create and print your own ad, with a description and photos, to place on bulletin boards and any place where the type of tenants you are seeking typically gather. For example, if you want to rent your house to a group of four students, post it on the local campus and in surrounding coffee shops and student hangouts. Two good places to start advertising online are Craigslist.com and Kijiji.com.

Always follow up on leads. Nobody can rent your home if you do not reply. Always maintain a professional, friendly and patient demeanor when speaking to prospective tenants. Answer all questions honestly and mention any positive features you may have left out. Invite the prospective renter to view the home. Arrive to the viewing early so you can turn on lights, open blinds and clean up any messes. A well-known home-selling trick among real estate agents is to have cookies baking during a viewing because it triggers warm, homey feelings and positive psychological responses. A simpler trick is to place a pot of water with a few cinnamon sticks and apple slices on the stove top and let it simmer. It creates a nice, fresh, warm fragrance of apple pie.
Follow Up
Once you have tenants interested in renting your home, move fast! You do not want to lose good tenants because you did not bother to keep in touch or approve their application. It is easy for people to find a nicer, bigger, better, cheaper home to rent, so don't lose your opportunity by slacking off. If there is nothing on paper, you have not actually rented your home. Always sign a leasing or rental agreement with the tenants you select; do not delay in getting the paperwork done.
