When the time comes for you to leave your rented apartment or home, you will need to make sure you are following the guidelines set forth in your lease agreement. Even if you follow your lease agreement procedure completely, there are still questions you should ask your landlord before moving out.
When Can We Schedule a Final Walk Through?
Do not allow the landlord to walk through your rented apartment or home without you present. Ask the landlord to schedule a time when a comprehensive walk through can be done, and have her indicate the things that need to be taken care of for you to get your security deposit back. Once the property has met the landlord's approval, get her to sign off on an agreement that states that she reviewed the property and it is sufficient to receive the security deposit back.
How Much Will I Owe When I Move Out?
If your rent is due on the first of the month, and you decide to move out on the 15th, then the landlord will likely pro-rate your last month's rent to include final rent payment up to the 15th. Work out an agreement before hand with your landlord that includes the date you will move out and how much rent you will have to pay to consider your account paid in full. Create an agreement between you and the landlord that outlines these financial arrangements in detail and have him sign it when you make your final payment.
Will I be Allowed to Use My Security Deposit as My Final Rent Payment?
Each landlord has a different policy on whether to allow the security deposit to be used as a final rent payment, according to the Move Smart website. In some cases, it will be written in the lease whether or not the security deposit can be used as the final month's rent. Discuss this with your landlord and see if you can create a deal that is contingent upon a successful inspection of the home prior to you moving out. The landlord may agree to allowing the security deposit to be used as the final rent payment if the dwelling is not in need of repair when you leave.
Can I Get a Reference Letter for a Future Landlord?
If you have been on good terms with your landlord, and you took a professional and responsible approach to leaving your rented home or apartment, then your landlord may be willing to give you a letter of reference that you can use to rent a future home. It is convenient to have past landlord letters of reference because it can expedite the process of renting a new apartment if you should have the urgent need in the future.
