How to Enter Delinquent Rent on a Credit Report
As a landlord, you may encounter challenging tenants despite your best screening efforts. When unwanted incidents happen, you have various options to resolve the problem. If your tenant fails to pay rent, you can choose to take drastic action. You may report the delinquent rent to the credit bureaus so that it appears on the tenant's credit report. This hurts the tenant's credit, making it more difficult for him to obtain loans and leases in the future.

Send a written notice to the tenant informing him of your plan to report the delinquent rent to the credit bureaus. Depending on your state, you may be legally required to do this. For example, landlords in California have to let the tenant know about the credit report within 30 days of entering the information.
2Find a collection agency that handles delinquent rents. Call the agency and verify that it makes reports to the three major credit bureaus: Trans Union, Equifax and Experian.
3Provide the details of the delinquent rent to the collection agency. The agency will report your tenant to the credit bureaus and try to collect the delinquent rent from your tenant. You may or may not receive the unpaid rent. You have to pay the collection agency a fee, which varies depending on the agency.
