How to Ask for Reduced Rent

Asking for a reduction in rent may seem challenging, but you have a good chance of getting your way if certain factors are in place. If there are more vacancies in your building and in the surrounding area than rented apartments, this can serve as an indication that now's the time to ask for a reduction in rent. With so many vacancies, as well as increased competition for tenants, a landlord will be more inclined to reduce your rent in order to keep you. Before making the request, however, do your research and get to know the rental market in your area.

Research the rental market. Cut out local rental ads in newspapers, print online rental ads, and review advertised rentals in the area. Arm yourself with specific rental amounts for your neighborhood and for the apartment at which you currently reside. Record the amount of rent being charged for comparable apartments (same number of bedrooms, baths and square footage) such as yours. Store all this information in a file.

Pick the right time to discuss the topic of reduced rent. Request a reduction on a beach rental in September or going into the winter months, as opposed to asking in the spring or summer when rental inquiries pick up. Ask before the end of a lease, but give yourself time to move if the reduction is denied.

Compose a letter to the landlord requesting a reduced rent. Provide the range of rental amounts in the area along with photo copies or printouts of the ads you saved in your file. List what you think your rent should be based on your findings. Add details about the duration of your tenancy and that you've had no issues of non-payment or bad behavior while you resided in the complex. Make a copy of the letter and supporting paperwork for your files. Sign, date, and mail the letter.

Call the landlord if there's no response after a week. Ask her if she's received your letter regarding a rent reduction. Wait for her response.

Negotiate a lower fee while talking to her. Don't accept the first offer if it's lower than what you requested. If she won't reduce the rent, then inform her that although you would prefer to remain in the complex, you'll be looking for a new location given the lower prices available elsewhere.

Accept the offer if the landlord agrees to the new rental amount mentioned in your letter. Request the new rental agreement be sent to you for a signature. Sign the new rental agreement, make a copy, and return it to the landlord.
