If you have a history of bad credit and judgments and have ever tried to rent a home, then you know just how frustrating it can be. It seems as if your ill-advised spending habits from the past will haunt you forever. Fortunately there are ways to obtain a home to rent if you know both how and where to look.

Pay attention to every detail of the criteria listed when you inquire or read about a home for rent. Look for phrases like "$40 credit check fee." Sometimes it's easy to overlook such things when the house seems to otherwise be a dream fit. Contact the landlord and ask him what he's looking for with credit history. If the economy's in a downturn and vacancies are up, he may be flexible.
2Tell the landlord about your credit history. Not only will this save you the application fee if he deems you to not be a good candidate, but it will also save time for both of you. Also, watch out for eager landlords who swear that "not so hot" credit is fine. Many times, they take your warning to mean that your score is, say, 710 instead of 780. The next thing you know, he turns you down because your score is 605. It will help to know your credit score and give him a ballpark figure to avoid the runaround.
3Focus on the details that prove your worthiness as tenants, if the landlord says that your less-than-desirable credit is negotiable. For example, have your current and previous landlords write a letter of recommendation for you. Plus, your employment history will help, especially if you've been at your job for a long time. Offer to have the landlord call your boss as well.
4Place an ad for yourself if all else fails. If you've had bad luck finding a landlord who will look at all of your rent-worthy qualities instead of just your credit score and judgment history with collection agencies, then this is very effective. Chances are, there are plenty of landlords out there who would love to rent to you, it's just that through dumb luck you haven't found them yet. When wording your ad, mention the entirety of your situation, including lackluster credit history. This way, when you do get a response, you know that you have a legitimate shot from the get go, without any hidden pitfalls.
