How to Qualify for Section 8 Housing in Tennessee

Low-income families occasionally have difficulty finding a place to live that meets their needs while still being affordable. The United States Department of Housing and Urban Development's Housing Choice Voucher program, more commonly known as "Section 8," helps those who have trouble making enough money to pay rent. The program is applied for through state-specific public housing agencies, with each state having its own qualifications for the program. The qualifications in Tennessee may vary from those of other states.

    Contact the public housing agency that services your county, and ask what the income requirement is to qualify for a Section 8 voucher. The income requirement varies from county to county and is typically based on the county's median income; most counties set their income cap at 50 percent of the median income, meaning that to qualify you have to make less than half of the median for the county. You also should inquire about the current asset limit set by the Department of Housing and Urban Development (HUD).

    Ask whether the agency is currently accepting pre-applications for a Section 8 waiting list. If the agency is not, ask when the next open pre-application period will be. Pre-application allows potential Section 8 recipients to fill out their paperwork in advance so that they can be placed on a waiting list for Section 8 vouchers; to keep the total number of people waiting for Section 8 assistance at a reasonable level, pre-application is not always available.

    Calculate the total value of your household assets. This includes bank accounts, investments and other money, such as that held in trust funds. To qualify for Section 8 assistance, your assets should be under the amount specified by HUD.

    Fill out the online pre-application form for your county when pre-application is available. Supply all requested information about your household, including the number of people living in your household, their names and the asset information you previously calculated. Submit the form once it is complete.

    Print your confirmation page or write down your confirmation number once you complete the pre-application and submit it. If you do not receive a confirmation number, send an email to the Tennessee Housing Development Agency's administrative office at HCVInfo@thda.org so that your case can be investigated and a confirmation number can be assigned to you.
